How does Guaranteed Rent work?

When you let out your property to Aroma Property Services under the Guaranteed Rent Scheme, we take care of management and maintenance which includes finding tenants and paying you rent ourselves. We can do this as we can find tenants that need housing quickly which in turn ensures your property is always full. This allows us to pay rent each month, hassle-free so that you don’t have to chase rent from the tenant directly. Our Full Management service also means that we handle all tenant queries, giving you more free time. You will not be tied to an AST when you opt into our Guaranteed Rent Scheme. We cover any void periods that may arise during the tenancy, so rest assured you will receive your rent each month without disruption.

How will my property be monitored?

At Aroma Property Services, we carry out regular inspections on all the properties we manage and notify the respective landlord of anything necessary. This safeguards ourselves, you as the landlord and the tenant. Aroma Property Services also offers detailed inventory reports.

How do you find tenants and keep the property occupied?

We have built strong relationships with local councils to help house tenants that need to be housed urgently. As you may know, there are always people in need of support from the council to find housing, which is what makes Guaranteed Rent such a resilient service. By opting into this service, you are contributing to society by providing a safe place to live for people that are struggling, whilst also supporting local councils as they have a shortage of properties.

How will it benefit me as the landlord?

The Guaranteed Rent Scheme benefits will be beneficial as you will have more free time because of less admin tasks, no more self-inspections and you will no longer be the point of contact for tenants. The team at Aroma Property Services are experienced in managing properties and dealing with tenants. Our relationships with local councils allow us to work closely with them to ensure the tenant is the right fit for the property.

What if there is an issue with tenant that is occupying my property?

If a landlord or a team member at Aroma Property Services feels that a tenant is not suitable for the property or they are being disrespectful and uncooperative, Aroma Property Services can have the tenant moved out within 7 days. This is due to our management skills and rapport with the local councils.

What is included in the Guaranteed Rent Service?

When you opt into the Guaranteed Rent Service, Aroma Property Services takes care of the following:

  • Full management
  • Discounted initial Inventory reports
  • Regular inspections
  • Tenant queries
  • Council tax and utility bills
  • Repairs to any wilful damage caused by tenants

What are the fees involved?

All fees will be discussed and negotiated during the onboarding process as each property is different. At Aroma Property Services we strive to put our clients first, which is why we offer bespoke prices to suit your needs.

Does my property have to be fully furnished?

We only require landlords to supply white goods as a minimum as we can facilitate the rest. White goods include the following:

  • Fridge-Freezer
  • Washing Machine
  • Oven
  • Stove/ Cooker

If your property is fully furnished however, don’t hesitate to let us know as we can still facilitate this.

Who is responsible for utility bills and council tax?

Aroma Property Services will be responsible for utility bills and council tax for the duration of the contract as part of our full management agreement.
